Our services include:

  • Special Forbearance.
    A loss mitigation option if you have incurred a short term financial hardship and your loan is 90 days to 365 days past due. Lender arranges a revised repayment plan for the borrower that may include a temporary reduction or suspension of monthly loan payments.
  • Loan Modification.
    Permanent change in one or more of the terms of a mortgagor's loan, Allows the loan to be reinstated, and results in a payment the mortgagor can afford. This could lower the interest rate and/or extend the term of the loan resulting in lower payments.
  • Partial Claim Program - FHA loans.
    You may be eligible if your loan is 120 to 365 days past due. A partial claim results in placing your past due payments into a subordinate mortgage.There is no interest. The partial claim note will require you to start making payments when you pay off the first mortgage.
  • Sell your home fast.
    You will not usually get top dollar for your home. But at least this is better than a foreclosure.
  • Deed-in-Lieu of Foreclosure.
    If you have incurred a long term financial hardship and your house has been on the market (at fair market value) for at least 90 days, you may be eligible for a deed-in lieu of foreclosure. When a homeowner is allowed to sign a Deed in Lieu, he will not be sued for a Deficiency Judgment. Also, there cannot be any additional claims or liens (other the mortgage) against the property. A clear title with be given to the lender and a foreclosure does not take place.
  • Find hidden assets.
    This is an excellent way to stop foreclosure. You might have vacant land somewhere that could be sold or bartered for your mortgage debt.
  • Repayment Plan.
    All clients must be able to show that they can afford this plan in order to be eligible.
  • Short Sale.
    If you have suffered a long term financial hardship and are unable to maintain your loan or if you need to sell the property to avoid a default loss on the property, it is possible that the lender may be able to accommodate you with a short payoff.
    A qualified buyer is required and we have buyer to help you close fast.
  • Short Refinancing.
    Current Mortgage Lender agrees to accept less than total mortgage balance. You receive a Hard Money loan to pay off existing mortgage. 2 or 3 years later when credit has improved you could refinance into a new mortgage.
  • Refinancing/Foreclosure Bailout Loan.
    Possibly, you can qualify to refinance your loan and negotiate better terms. Lower interest rate - lower monthly payments.
    If you have been through several months of late payments or no payments which effects your credit rating, this makes very difficult to refinance.
    Do not give up. If this won't work we offer Foreclosure Bailout loans. This is a "Lease and Buy back" loan which still can help you to save your home from foreclosure.
